How much does a service cost?
It depends on the job. High pressure drain jetting within a 10 km radius starts from AED 400. Tank cleaning and duct cleaning are priced by size and number of units. We give a clear price before any work starts, with no call-out surprises.
Do you work with businesses as well as homes?
Both. We serve villas and apartments alongside restaurants, hotels, schools, hospitals, warehouses and facilities management companies, including scheduled contracts for recurring grease and sludge build-up.
What chemicals do you use in drains?
For drain clearing we use high pressure water jetting rather than chemicals, which removes grease and debris from the full pipe wall without damaging the pipe. Where disinfection is required, we use approved products suitable for potable water systems.
Drain Line Jetting in Dubai
How much does drain jetting cost in Dubai?
High pressure jetting with the machine starts from AED 400 for sites within a 10 km radius. The final price depends on the length and size of the line, the site location and how severe the blockage is. We confirm the price before starting.
How do I know my drain is blocked?
The usual signs are a raised water level in the toilet, slow or incomplete flushing, gurgling from the drains, foul odours, an overflowing manhole outside the property, and in serious cases damp patches on walls or ceilings.
How quickly can you reach the site?
For most Dubai locations we can arrange the operation within about an hour, depending on traffic. Blocked drains and sewage backups are treated as emergencies.
Do you use chemicals to clear drains?
No. We clear drains with high pressure water, which is more effective on grease and sludge and does not damage the pipe or put chemicals into the sewer. Chemical drain cleaners tend to clear a narrow channel and leave the build-up on the pipe wall.
Will jetting damage my pipes?
Not when it is done correctly. The nozzle and pressure are matched to the pipe material and diameter. This is the main reason to use a company with the right equipment rather than a general plumber with a hired machine.
How often should drain lines be jetted?
It depends on use. Restaurants and commercial kitchens with recurring grease build-up often need a schedule every three to six months. For a typical villa or apartment, once a year is usually enough to prevent problems.
Why do my drains keep blocking?
Almost always because of what goes down them. Cooking oil and fat solidify inside the line, wet wipes and sanitary products do not break down, and hair and soap scum collect in bathroom drains. Tree roots are the other common cause in villas with gardens.
Septic & Sewage Tank Cleaning in Dubai
What are the signs a septic tank needs cleaning?
Slow draining sinks and toilets, a strong odour around the tank, and water pooling in the ground near it. If you are seeing any of these, the tank is usually well past due.
How often should a septic or sewage tank be cleaned?
It depends on usage, tank size and age. As a general rule, once a year is recommended, and heavily used systems need it more often. A property with more occupants than the tank was sized for will need a shorter interval.
What actually happens inside a septic tank?
The tank has two chambers. The primary chamber holds raw sewage until solids settle and break down, and the secondary chamber holds the remaining solids until they decompose. Anything that does not decompose accumulates as sludge, which is what has to be pumped out.
Can I clean a septic tank myself?
No, and it is genuinely dangerous. Septic tanks produce hydrogen sulphide and methane, and confined space entry without the correct equipment and training has killed people. It also requires a vacuum tanker and a legal route for disposing of the waste.
What should I do if the tank is already backing up?
Stop using water fixtures on the property and call us. Attempting to unblock it yourself frequently pushes the problem further into the system or damages the tank. We offer same-day emergency service.
How do I stop the tank clogging again?
Keep non-biodegradable material out of the system: disposable wipes, sanitary products, cooking fat and chemical drain cleaners are the main culprits. Chemical cleaners also kill the bacteria the tank relies on to break waste down.
Sump Pit Tank Cleaning in Dubai
How often should a sump pit be cleaned?
At least once a year, or sooner if you notice standing water, odour or the pump running more often than usual. Sites with heavy sand ingress need it more frequently.
What happens if a sump pit is not cleaned?
Debris collected in the pit blocks the drainage, the pit overflows and produces bad odour. In Dubai this can become serious quickly, and the municipality can impose heavy fines where an overflow occurs.
There is still standing water after cleaning. What does that mean?
It usually indicates a clog in the discharge line or a fault with the pump. Both need inspection rather than repeated cleaning.
My sump pump is not working. Can you help?
Yes. We inspect the pump as part of the service and advise on repair or replacement, rather than cleaning a pit that will fill again because the pump is not discharging.
Can I clean the pit myself?
Only with the power supply isolated and proper safety precautions in place. A sump pit is a confined space and the water can be contaminated, so for anything beyond a small domestic pit we would recommend a site inspection first.
Water Tank Cleaning in Dubai
How often does Dubai Municipality require water tanks to be cleaned?
Twice a year. Dubai Municipality guidelines require tanks serving drinking water to be drained, cleaned and disinfected bi-annually to ensure proper hygiene and water safety. We also recommend a visual inspection with water sampling every six months.
Why does it matter?
In the UAE water is stored in building tanks and then pumped to the taps. Neglected tanks accumulate dust, scale, rust and debris, and that becomes a breeding ground for harmful bacteria including Legionella, E. coli, Pseudomonas and total bacteria count. This is precisely why the bi-annual requirement exists.
How long does it take and will the water be cut off?
A tank of around 5,000 US gallons generally takes two to three hours. Expect a water interruption of at least two hours, depending on how many tanks are involved.
What does it cost?
Cost depends on the size and volume of the tank, the tank type (reinforced cement concrete, GRP panel, moulded fibreglass) and the location of the tank. Call us with those details and we will price it.
Is the water safe to use immediately after cleaning?
Yes, but let the water stand for three to four hours before drinking so the disinfectant is properly neutralised.
Will you waste a full tank of water?
We try not to. As part of our approach we plan and coordinate with the owner to shut down the main supply before the cleaning schedule, and only drain the leftover water once the tank is nearly empty.
Which tank types do you clean?
GRP (glass reinforced plastic), RCC (reinforced concrete), moulded fibreglass, polyurethane and stainless steel tanks, for both residential and commercial buildings.
Water Tank Leak Repair in Dubai
How do I know my water tank needs repair?
Low water pressure, visible leaks or drips from the tank, rust or corrosion on the tank body, discoloured water, or an unpleasant smell or taste. Any of these is worth an inspection.
What repair methods do you use?
Welding joins metal surfaces and is used for leaks in steel or aluminium tanks. Patching covers or replaces a damaged section and suits small areas of damage, including on plastic and fibreglass tanks. Lining applies a protective layer such as epoxy, polyurethane or rubber to the tank interior and is commonly used on concrete and other porous tanks.
Which method is right for my tank?
It depends on the tank material, the extent and location of the damage, and what the tank is used for. We assess the tank first and recommend a method rather than applying one approach to everything.
Can I use the tank while it is being repaired?
Sometimes. Some repairs require the tank to be drained and emptied; others can be done with the tank in service. We will tell you which applies before scheduling.
What does a tank repair cost?
It depends entirely on the repair needed and the type of tank. We quote after inspecting, because quoting a tank repair unseen is guesswork.
Water Pipeline Disinfection in Dubai
Why does a water system need disinfecting?
A building water system is a complex network of pipes whose internal surfaces nobody can see. Deposits, debris, oxidisation, bacteriological growth and biofilm develop inside, reducing both efficiency and safety. Controlling waterborne bacteria such as Legionella, which causes the potentially fatal Legionnaires' disease, is an essential part of managing any engineered water system.
How often should pipelines be disinfected?
It depends on the system, but Dubai Municipality guidelines call for it on a regular basis, typically annually or semi-annually. Age of the pipework, the water source and any known contamination all shorten the interval.
What methods are available?
Chlorination is by far the most common and is what we use, applying sodium hypochlorite as the disinfecting agent. Other methods include ultraviolet disinfection, ozonation and hydrogen peroxide. Chlorination is pH dependent, which is why free residual chlorine has to be measured rather than assumed.
Does the tank have to be cleaned first?
Yes. The tanks supplying the network must be cleaned and disinfected before the pipeline work, otherwise the freshly disinfected pipes are immediately fed with contaminated water.
Can I do this myself?
It should only be carried out by trained personnel. The chemicals require correct handling, the dosing has to be right to be effective without being unsafe, and the water must be tested afterwards to confirm it meets the required standards.
Do you disinfect new installations?
Yes. Our water treatment technicians perform disinfection of both new and existing water services installations using chlorine in accordance with DM requirements.
Kitchen Hood & Duct Cleaning in Dubai
How often does a commercial kitchen duct need cleaning?
It depends on cooking hours. A kitchen running 24/7 may need cleaning monthly. At around 16 hours a day, every three months. At around 6 hours a day, every six months. Dubai Municipality has made it mandatory to have duct cleaning carried out at six-month intervals by an approved service provider.
Why is grease build-up so dangerous?
Grease and fat accumulating in the ducting reduce airflow and become a major fire hazard. High temperatures and flames can ignite grease deposits in the canopy, and the fire then spreads quickly through the entire duct system. Around 90% of restaurant-related fires are attributed to improper maintenance of the extraction system.
What is included in the cleaning?
We clean the kitchen hood, the connecting horizontal ducts, the exhaust and the ecology unit. Vertical ducts are assessed separately: grease normally settles in the horizontal runs, but the vertical ducts cannot be ignored, and our site engineer will explain the procedure and cost involved.
Will this interrupt my restaurant operation?
No. We are flexible and normally allocate a time that does not affect your operation at all.
Do you provide a valid Municipality certificate?
Yes. We have been in specialised cleaning since 2012 and are approved and trusted by the Municipality to carry out kitchen duct cleaning. The certificate we provide is valid if an inspector attends.
What chemicals do you use on the hood?
A Municipality approved heavy duty degreaser, which is what actually removes hardened, sticky grease. Retail degreasers are not formulated for the volume of build-up in a commercial extraction system.
Is duct cleaning a legal requirement?
Yes, in practice. Dubai Municipality guidelines require all restaurants to have the kitchen hood, ducting and extraction unit cleaned by a specialised kitchen extraction cleaning company. Failing to clean periodically puts you in breach of local rules as well as at risk of fire.
Laundry Duct Cleaning in Dubai
Why does laundry ducting need cleaning?
Cleaning laundry extract systems is one of the most overlooked aspects of fire prevention. Lint is highly combustible, and it accumulates steadily through the duct run where nobody sees it. It is vital for any organisation that processes laundry at volume.
What are the warning signs?
Drying cycles taking longer than they used to, dryers running hot, lint visible around the discharge point, and a burning smell in the laundry area. Longer cycles are usually the first sign and are often mistaken for ageing machines.
How often should it be done?
It depends on volume. High-throughput laundries in hotels, hospitals and labour accommodation need it far more often than a small in-house laundry. We will recommend an interval based on how much lint we remove on the first clean.
What if our ducting has no access points?
Many systems do not have enough access to be cleaned properly. We install access doors at strategic points so the system can be inspected and cleaned routinely from then on.
AC & HVAC Duct Cleaning in Dubai
Why should HVAC systems be cleaned?
Because they get dirty and accumulate large amounts of dust and particulates. Normal building occupation generates dander, dust and chemicals, which are pulled into the HVAC system and recirculated on average five to seven times a day. Over time that recirculation builds contaminants up inside the ductwork.
Is dirty ductwork actually a health issue?
A contaminated HVAC system does not automatically mean unhealthy air. But it can contribute to larger health issues or harbour contaminants that cause serious problems for people with respiratory conditions, autoimmune disorders or environmental allergies.
How often should AC ducts be cleaned?
Generally once a year, though it depends on how heavily the system is used, the environment, and whether there are pets or smokers in the building. Dusty sites and high-occupancy buildings need it more often.
Why does coil cleaning matter so much?
The coil sits in the airflow path of every ventilation system, so it directly affects airflow rate, heat transfer efficiency and indoor air quality. Blockages in the coil reduce the air passing through and increase the pressure drop across it. That raises fan horsepower requirements, which draws more power and increases your energy costs.
Can I use the AC while the ducts are being cleaned?
It depends on the process. Some procedures require the unit to be off; others can be carried out with it running. We will tell you which applies to your system.
What if our ducts have no access points?
Many duct systems have insufficient access to enable cleaning. We install access doors at strategic points throughout the system so inspection, cleaning and disinfection can be done simply from then on.
Is duct inspection a legal requirement?
It is not widely known, but the legal requirement regarding ventilation system hygiene is that systems are regularly inspected and the findings recorded. That applies to owners and operators of workplace premises.
High Pressure Cleaning in Dubai
What is high pressure cleaning?
It is a method of cleaning surfaces using a powerful stream of water. A high pressure water pump connected to a hose and nozzle blasts away dirt, grime and other debris from a variety of surfaces. High pressure cleaning and pressure washing are the same thing.
Is it safe for every surface?
No. High pressure cleaning is not suitable for all surfaces or all types of dirt. It is important to use the appropriate nozzle and pressure setting to avoid damaging delicate surfaces, which is the main reason to consult a professional before starting.
What can you clean with it?
Building exteriors, exterior house and villa walls, roof tops, driveways, basements, car park floors, epoxy floors, concrete surfaces and industrial equipment. It also removes oil spills, grime and mould build-up from concrete.
How often should surfaces be cleaned?
It depends on the surface and the traffic it takes. A high-traffic concrete walkway needs cleaning far more often than a residential driveway. Periodic cleaning extends the life of the property and the paint, reduces hazards such as slippery growth, and improves the overall appearance.
Is it environmentally sound?
It uses less water than traditional cleaning methods, and the high pressure allows eco-friendly cleaning solutions to work effectively at lower concentrations than they would need otherwise.
Parking Lot Cleaning in Dubai
Can you clean a car park without closing it?
Yes. We work in phases, section by section, so residents and staff keep access throughout. For a full deep clean we agree the phasing with building management in advance.
Do you remove oil stains?
Yes. Oil and grease patches are treated with a degreaser before pressure washing. Long-standing stains that have soaked deep into porous concrete may lighten rather than disappear entirely, and we will tell you that before starting rather than after.
What about weeds and moss in the paving?
The first step is to remove weeds and moss from between slabs and pavers. Once the joints are clear, pressure washing is fast and effective on the remaining soiling.
Do you offer scheduled cleaning?
Yes. Most of our car park work is for facilities management companies and building owners on a recurring schedule, which keeps each clean shorter and cheaper than an annual rescue job.
Garbage Chute Cleaning in Dubai
Why do garbage chutes need cleaning?
Waste bags split and leak on the way down, coating the chute walls with organic residue. That residue is what produces the smell that spreads back onto the floors, and it feeds cockroaches, flies and rodents. The chute itself becomes the source of the problem.
How often should a chute be cleaned?
For an occupied residential tower, a recurring schedule works best. Buildings that only call when residents complain about smell usually need more intensive and expensive work than buildings on a regular programme.
Does the building have to stop using the chute?
Only for the duration of the clean. We isolate and secure the intake doors while work is in progress and hand the chute back in service the same day.
Will this fix a pest problem?
It removes the food source and harbourage inside the chute, which is usually the root of chute-related pest activity. If the building has a wider infestation, chute cleaning is one necessary part of the solution rather than the whole of it.
