AC & HVAC Duct Cleaning in Dubai
AC duct cleaning removes the dust, debris and microbial growth that accumulate inside HVAC ductwork and coils. EZ Solutions cleans supply and extract ductwork, AHUs, FCUs and coils across Dubai to NADCA guidelines, using mechanical brushing, air jets and extraction, with optional laboratory testing before and after.
Why should you have your HVAC system cleaned? The short answer is that it gets dirty over time and has the potential to accumulate large amounts of dust and particulates.
Indoor air quality
Through normal occupation of a building, people generate a great deal of contaminants and air pollutants: dander, dust and chemicals. These are pulled into the HVAC system and recirculated five to seven times per day on average. Over time, that recirculation builds up contaminants inside the ductwork.
There has been general acceptance that unclean ventilation systems can spread airborne infections in the workplace, including flu, the common cold and skin problems.
AHU, FCU and coil cleaning
Coil cleaning has become a specialised area of care within ventilation systems. The coil is in the airflow path on all ventilation systems, so it directly affects the rate of airflow, the efficiency of heat transfer and indoor air quality.
Blockages in the coil decrease the amount of air passing through the system. Fouled coils lead to an increased pressure drop across them, which increases fan horsepower requirements, which draws more power and increases current consumption, resulting in higher energy costs. In other words, a dirty coil shows up on the electricity bill long before anyone complains about the air.
We use modern and thorough methods of AHU, FCU and coil cleaning to suit the system, from compressed air cleaning and brushing techniques to expandable eco sanitising.
Air supply and extract ductwork cleaning
We use a variety of extraction devices along with specialised mechanical brushes, air jets and manual methods to remove all types of contamination. Where microbiological contamination is an identified issue, we disinfect as necessary.
What you get
- Risk assessment and method statement, plus COSHH data for all materials used.
- Site survey with the client showing the ducting layout.
- Proposal of costs and requirements to clean the system.
- Installation of access panels where required.
- Optional third-party DM approved laboratory testing for microbial growth before and after decontamination.
Work is carried out to the relevant NADCA (National Air Duct Cleaners Association) and health and safety guidelines and regulations, by our in-house team of fully trained technicians, with a complete photographic pre and post clean report and certification.
What is included
- Supply and extract ductwork cleaning
- AHU, FCU and coil cleaning
- Work to NADCA and Health & Safety guidelines
- Access panels installed where required
- Optional third-party lab testing for microbial growth
- Photographic pre and post clean report
How we do it
-
Site survey
We walk the ducting layout with you, record the system condition and identify where access panels are needed.
-
Proposal and access
You receive costs and requirements for cleaning the system, and we install access panels where the ductwork does not currently allow proper cleaning.
-
Clean the ductwork
Extraction devices work alongside specialised mechanical brushes, air jets and manual methods to remove contamination from the duct interior.
-
Clean the coils and units
AHU, FCU and coil cleaning uses compressed air, brushing and expandable eco sanitising, matched to the system.
-
Disinfect and document
Where microbiological contamination is identified we disinfect, and where required we use DM approved third-party laboratory testing before and after decontamination.
AC & HVAC Duct Cleaning in Dubai: frequently asked questions
Why should HVAC systems be cleaned?
Because they get dirty and accumulate large amounts of dust and particulates. Normal building occupation generates dander, dust and chemicals, which are pulled into the HVAC system and recirculated on average five to seven times a day. Over time that recirculation builds contaminants up inside the ductwork.
Is dirty ductwork actually a health issue?
A contaminated HVAC system does not automatically mean unhealthy air. But it can contribute to larger health issues or harbour contaminants that cause serious problems for people with respiratory conditions, autoimmune disorders or environmental allergies.
How often should AC ducts be cleaned?
Generally once a year, though it depends on how heavily the system is used, the environment, and whether there are pets or smokers in the building. Dusty sites and high-occupancy buildings need it more often.
Why does coil cleaning matter so much?
The coil sits in the airflow path of every ventilation system, so it directly affects airflow rate, heat transfer efficiency and indoor air quality. Blockages in the coil reduce the air passing through and increase the pressure drop across it. That raises fan horsepower requirements, which draws more power and increases your energy costs.
Can I use the AC while the ducts are being cleaned?
It depends on the process. Some procedures require the unit to be off; others can be carried out with it running. We will tell you which applies to your system.
What if our ducts have no access points?
Many duct systems have insufficient access to enable cleaning. We install access doors at strategic points throughout the system so inspection, cleaning and disinfection can be done simply from then on.
Is duct inspection a legal requirement?
It is not widely known, but the legal requirement regarding ventilation system hygiene is that systems are regularly inspected and the findings recorded. That applies to owners and operators of workplace premises.
